Oxspring Associates were commissioned to design this building, located adjacent to the main highway, to the north of the city centre.
The Client initially requested the Ground floor, First and Second floors to be commercial and the upper 4 floor residential (including basement car parking). After visiting the site, we observed that there was a service road front and back and ample parking spaces adjacent to these roads. There was also considerable traffic noise from the main highway.
Our solution, which the Client accepted, was to divide the building vertically, with offices facing the noisy highway and apartments overlooking houses and protected farms, facing North East in the direction of the Sea.
Our other solution was to create a landscaped pedestrian route through the site, which is partially shaded and approx. 8 metres at its widest point, to encourage access to ground floor cafes and to better serve the needs of the surrounding community.
